What is the VA Home Loan ‘Guaranty’?
The VA home loan guaranty is an agreement that VA will reimburse a lender (such as banks, credit unions, mortgage companies, etc.) in the event of loss due to foreclosure. This guaranty takes the place of your down payment.
Who is eligible for a VA Home Loan?
Active-duty servicemembers and Veterans with discharges other than dishonorable, National Guard and Reserve service members and Veterans with an honorable discharge, certain eligible spouses, and other uniformed service personnel may be eligible for VA home loan guaranty benefits. Is there a fee to use the VA Home Loan Guaranty?
Yes, but the funding fee can be waived (see list below). To keep the program viable, Congress instituted a program funding fee, which is a percentage of the total loan amount. This user fee varies based whether the loan is a first-time or subsequent (second, third, etc.) use of the benefit. The funding fee may be paid in cash or included in the loan at closing. *The funding fee can also be paid by the seller, lender, or any other party on your behalf. This process is called underwriting, which is a mortgage lender’s method of evaluating your creditworthiness and the risk of lending money to you. Here’s everything you need to know about the underwriting process, step by step.
Are You Ready to Be a Homeowner?
Buying a home is one of the most exciting events in your life and is likely to be the most expensive purchase that you will ever make. Before you make a commitment, make sure you are ready.
Avoid the pressure to buy a home that you cannot afford. Here are some things to consider:
Are you ready to be a homeowner? It is critical that you consider whether you have saved enough money to support a down payment in addition to your other debts. You must have job stability and a steady income.
How long do you plan on living in your home? Real estate is not always an investment. No one can predict what will happen with your local housing market. If you plan to sell your home in the next few years, realize that the property may not increase substantially in value or may have actually lost value. You may ultimately owe more to pay off your mortgage than your home will be worth.<br /><br />What is your estimated monthly payment for the home? In addition to the monthly payment for principal and interest, you will have to pay for taxes and insurance and possibly homeowner association dues. If your down payment is less than 20%, your lender may require that you pay the added expense for mortgage insurance.
What are the other costs of owning a home? Be realistic about the costs of owning a home like heating and cooling and other utilities. You will generally need to budget for repairs and routine maintenance of your home, especially if you buy an older home.
What can you afford? Be confident that you can make the monthly payments. Have a financial plan and make a budget. Do you have a steady source of reliable income to pay your mortgage should your interest rate increase in the future? Consider how many long-term debts you have such as car or student loans, as well as credit card bills.
Have you talked with a housing counseling agency? Housing counselors can be very helpful, especially for first-time home buyers. The<a href="https://www.hud.gov/topics/buying_a_home" title=" U.S. Department of Housing and Urban Development " target="_blank"> U.S. Department of Housing and Urban Development </a>(HUD) supports housing counseling agencies throughout the country that can provide free or low-cost advice. What is the “Property”?
Paragraph 2 of the Texas Real Estate Commission's One to Four Family Residential Contract defines what “Property” the seller is selling to the buyer. According to the contract, the seller is conveying “the land, improvements, and accessories.” The legal description also specifically idendifies the property by Lot, Block, Addition, City, County and Address (location).
Paragraph 2B, Improvements
Improvements include the house, garage, and all other “fixtures” and improvements attached to the real property. The contract<br />lists several items that may be considered “improvements,” however, the items must be “permanently installed and built-in” for them<br />to be part of the “Property” being conveyed.
What is considered permanently installed and built-in?
<br />Whether a particular item on a property is “permanently installed and built-in” is a factual issue determined on a case-by-case<br />basis. There is no universal rule that states a particular item is always permanently installed and built-in. What is considered a fixture? A fixture is an item that began its life as personal property, but was then attached to the real property in such a manner that it became part of the real property. Therefore, when sellers convey their real property, they are also conveying the fixture along with it. Unfortunately, what is or is not a fixture is not a simple question to answer. Texas courts look at three factors to determine if an item is a fixture:
• Did the party that installed the item intend the item to become a permanent part of the real property (intent)?<br />• Was there a real annexation of the item to the real property (attachment)?<br />• Was the item adapted to the uses or purposes of the real property (customization)?
Buyers and sellers should discuss any questionable items before executing a contract, so that all parties have the same understanding as to what items will stay with the property and which items the sellers will take with them.
Paragraph 2C, Accessories
<br />Accessories do not have to be permanently installed. All the items listed under Accessories are conveyed to the buyer as part of the property under the contract. If your water heater is more than 10 years old, leaks around the base of the tank or if it works erratically, it's probably time for a replacement. You may also choose to upgrade to a more efficient model to cut your energy expenses.
In some cases, repairs and troubleshooting can save your existing water heater. Before you look for a replacement, make sure that an electrical problem, such as a blown fuse or tripped breaker, isn't the reason for the unit's failure. Regular water heater maintenance will extend the life of your unit, and some repairs — such as replacing a pressure relief valve or heating element — are pretty simple.
Water Heater Maintenance

Drain the water heater twice a year to rid it of collected sediment that causes corrosion. This also increases efficiency.
Test the pressure relief valve by lifting the valve’s handle and letting it snap back. This should release a burst of water into the overflow drainpipe. If it doesn’t, install a new valve.
Lower the temperature setting on the thermostat to 120 degrees Fahrenheit. This reduces damage to the tank caused by overheating.
When Replacement Is Necessary?
If you're replacing a water heater, you can replace it with the same type of unit. However, you might also consider upgrading to a larger tank or a tankless heater.
When looking for a water heater, consider these features:
Gallon Capacity: 40-gallon and 50-gallon heaters are the most common.
Recovery Rate: The number of gallons the heater will heat in an hour.
Dimensions: You may need a certain width and height based on where you'll locate the unit in your home.
Energy Efficiency Ratings: A sticker on the side should list the estimated annual cost of operating the unit. High-efficiency models can reduce costs and save energy.
Before making repairs or purchasing a new water heater, check the nameplate on the side of your current unit. A <a href="https://capitol.texas.gov/tlodocs/86R/billtext/html/HB02102F.htm" rel="noopener" target="_blank" title="new state law">new state law</a> makes it clear that it’s illegal for a contractor or roofer to waive an insurance deductible.
“This new law will help further protect consumers,” said Texas Insurance Commissioner Kent Sullivan. “Roofers who waive deductibles are cutting corners. Take your business elsewhere.”
After a major storm, contractors – including some scam artists – are quick to arrive on the scene. This leads to shoddy repairs, fake contracts, and other problems. The Texas Department of Insurance created a special fraud unit that meets with local officials after a disaster and explains steps they can take to protect residents from contractor scams.
One selling point bad contractors often use is offering to waive or absorb the homeowner’s deductible. The contractor then cuts corners, uses lower quality products, or inflates the bill sent to the insurance company to cover the difference.
It is illegal for contractors or roofers to offer to waive a deductible or promise a rebate for all or part of a deductible. Under the new law effective September 1, violators could get up to a $2,000 fine and up to six months in jail.
If a contractor offers to waive a deductible, report it to the Texas Attorney General’s Consumer Protection Hotline at 800-621-0508.
Tips to avoid contractor fraud
Get written estimates on company letterhead with clear contact information.
Get more than one bid to gauge which ones are too high or too good to be true.
Check references and phone numbers.
Beware of those who only have out-of-town references or solicit door to door.
Don't pay in full up front and don’t make a final payment until the job is done.
Never sign a contract with blanks on it.

Smoke alarms and other fire alarms can give you an early warning in case a fire breaks out somewhere in your house, which is why it’s recommended that you keep your alarms in working order. To make this easier, some homeowners opt for hardwired alarms which don’t require periodic battery changes to stay active; these alarms are powered by your home’s electrical wiring, so they’re always functional as long as you have power.
Smoke Alarms sometimes go off when there isn’t a fire threat as well. While you don’t want your smoke alarm or other warning system to miss signs of an actual fire, it can be pretty frustrating if your alarm goes off all the time when there’s no actual danger. If you have issues with an alarm that seems to always be going off, here are a few things that might help.
Cleaning Your Alarms
If you have a smoke alarm that’s way too sensitive, especially if I didn’t used to be, then there’s a good chance that you need to clean it. Dust, dirt, and similar small particles are some of the most common causes of alarms becoming too sensitive over time. The reason that this occurs is that these small particles can interact with your alarm in the same way that smoke particles do, triggering its sensitive mechanisms. Carefully cleaning your alarm with canned air or using a vacuum designed for electronics use can remove the dust and restore the alarm to proper working order.
It’s worth noting that insects might also be part of the problem with your smoke alarm, especially if there’s a bit of a dust buildup on the alarm unit. These may be cleared out when you blow the dust free from your alarm, but it’s possible that you’ll need to place insect baits or spray bug spray on the wall near your alarm to help get rid of them. Just make sure that you don’t spray the alarm itself, and keep in mind that even spraying near the alarm might temporarily set it off.
Humidity Issues
If dust isn’t the culprit for your overly sensitive alarm woes, humidity might be the problem. If the humidity is too high, water condensing on the sensors within the alarm, or even just water vapor or steam interacting with those sensors, can interfere with the alarm and cause it to go off. This can be especially problematic as too much water within the alarm can actually damage the alarm mechanism and cause it to completely stop working or start sounding all the time.
Remove the humidity
If humidity is your issue, the only way to take care of the problem is to remove the humidity. This can be accomplished with a dehumidifier placed in overly humid rooms, pulling water from the air and keeping it from affecting the alarm. If the problem is that the alarm is too close to a stovetop or otherwise being exposed to steam, you’ll need to do a bit more work to fix the issue; you’re going to have to install a hood, vent, or some other method of redirecting the steam before it comes in contact with the alarm. If you don’t, the steam will likely ruin the alarm sooner or later.
Professional Maintenance
In some cases, issues with smoke alarms are caused by electrical problems or insufficient current to keep them properly powered. For battery-powered alarms, all that’s required is to change the battery every few months to keep the alarm in good working order. With hardwired alarms, though, it’s a little more complicated. You’re going to need to call in an electrician to check out the situation, and they’ll either have to fix the wiring or possibly replace the alarm if it’s found to be defective.

1. How do I go about selecting a contractor to install my new roof?
Roof replacement on both new and existing home is best performed by a professional roofing contractor. You should check references on the roofer selected. The Roofing Contractors Association of Texas has a list of member contractors in your area. Visit <a href="http://roofingcontractors-texas.com/" title="www.rooftex.com">www.rooftex.com</a> or call toll-free at 800-997-6631.
2. What are the best roofing material choices for my house based on weather conditions in my area of the country?
Texas has two of the most severe weather conditions a roofing system can face: high winds and hail. Choose products that have been tested to ASTM D 3161 and have a 110 mph wind resistance or higher (some go as high as 130 mph resistance while others as low as 60 mph) and ask for UL 2218 Class 4 impact-resistant products.
3. Are warranties an indication of how long my new roof will last?
No. Warranties outline the manufacturer's liability and responsibility over a set period of years. Since most warranties are prorated, the manufacturer's liability continues to decrease as the months go by.
4. Is my roof decking acceptable as it is or should it be properly reattached or possibly replaced while the existing roof has been removed?
Inspect the decking when the roof covering is removed and replace damaged decking. For maximum wind and windborne debris resistance on new installations or where existing conditions would permit, the use of thicker decking, use 5/8" thick plywood. Nail it with 10 penny common or 8 penny ring shank nails spaced at 4 inches along the panel edges and every 6 inches in the field of the plywood panel. Make sure the nails penetrate the decking directly into the roof framing.
Look in the attic. If you can see nails along the sides of the rafters or trusses, where the nail penetrates the decking, your roof deck may not be securely fastened.
5. Can a secondary water barrier be installed before the new roof covering is installed?
Yes. Install self-adhering flashing tape or polymer bitumen strips (commonly called peel-and-seal) on top of the joints in your roof deck.
6. What kind of underlayment should I install?
Use 30# roofing felt, which is thicker and more durable than 15# felt.
7. What are flashings and how important are they in the re-roofing process?
Flashings are connections to the roof covering to any protrusion in the roof system or any wall that the roof butts up to. These are critical areas that will allow rain to penetrate if they are not installed and sealed properly.
8. Does my home have adequate roof-to-wall connections and gable end bracing?
If you are in a high wind area, roof-to-wall connections are recommended. Install these brackets when the roof is removed. Bracing may be beyond your roofing contractor's scope and he or she may have to work with a building contractor. The bottom decking will have to be removed, bracing installed, and then the decking replaced.
Collapse of a gable end wall is a common failure during hurricanes. To accommodate the strong pressures of hurricane force winds, gable ends need additional bracing. Information on this procedure is available from the Federal Alliance for Safe Homes (www.flash.org).
9. How can I tell if my home has adequate ventilation?
A roof should have one square foot of net ventilation area for every 150 square feet of attic floor space. Ventilation devices must be fastened or secured to the roof deck to resist wind pressures.
10. How can I verify if my roof covering was properly installed?

11. If I want to install or need to replace my skylights, what do I need to know about getting the right skylight installed for my house?
Skylights are extremely vulnerable to wind borne debris and hail. Skylights should be tested in accordance with ASTME 1886 and ASTME 1996 or other approved impact standards.

Improve Air Circulation
One big thing that you can do is to get the air in your home moving by using ceiling fans or other types of fans. Even though the fans won’t heat or cool the air on their own, they do move the hot or cold air around to provide a more comfortable environment overall. This can be especially important during the hottest parts of summer and the coldest parts of winter, as in both instances fans keep hot air from collecting up high and cool air from staying too low for you to really enjoy.
A whole-house fan can help in this regard as well, especially in the heat of summer. This type of fan will remove the hottest air from your home, which keeps your attic from heating up the rest of the house or trapping warm air. Once the days start cooling down, the fan can then be shut off and insulated to keep warm air from escaping.
Make Use of the System Fan
Many people keep their HVAC system on automatic, which uses the system fan to circulate air while the air conditioning or heater is on and then shuts it off afterward. Just like with ceilings fans, though, the system fan can help to circulate air even when the unit isn’t actively heating or cooling the air. This circulation helps to eliminate stagnant, still air that can seem uncomfortable regardless of the temperature you’re shooting for.
Turning on the system fan can be useful throughout the year, but it’s especially useful during the summer when it’s coolest near the floors. HVAC registers at the floor level will move that cool air higher into your home. The added air circulation also provides some benefit in winter too, helping to get heat out from around the high ceilings and down into the rest of the house. During the milder spring and fall, you can enjoy the added air circulation if you wish or simply switch the fan back to auto.
Consider Your HVAC System
If your HVAC system can’t keep up even with additional air circulation, it may be that your unit isn’t powerful enough to fully heat and cool your home. If possible, your HVAC unit should be in the shade for at least part of the day to keep its components as cool as possible even during the heat of summer. Installing a shade or awning over the unit can be one way to accomplish this. If the unit is too small, though, there’s not much that you can do other than installing supplementary air conditioning or heating solutions or upgrading the whole system.

There’s a lot to learn when you’re starting out on your home buying journey, in regards to the mortgage process, PreQualified or PreApproved - know the Difference. From concepts like earnest money to closing costs, it’s a lot to take in during a very short period. But of all the things to know, understanding the difference between being pre-qualified and pre-approved for your mortgage is one of the most important.
Why Your Mortgage Application Status Matters
It’s always been a good idea to bring a strong offer to the negotiating table when it comes to real estate, but it’s even more vital when the market is short on inventory and long on buyers. If you’re in a multiple offer situation (and sometimes, even if you’re not), the sellers are going to weigh the various offers they receive to decide if they think your offer is enough to bring in what they need to sell their home, as well as considering how strong an offer it is.
Make a strong offer
A strong offer is one that has a lot of the obstacles already removed. For example, if you need to sell your house before you can close on the one you’re making an offer on, this might be considered a weak offer for some sellers. A weak offer doesn’t mean a bad offer, necessarily; it’s simply an offer that looks like it could be tricky to actually get to the closing table. The risk versus reward is too high. This is why having the right kind of mortgage application status plays in your favor when it comes to negotiation.
Mortgage Pre-Qualification Versus Mortgage Pre-Approval
When you meet with a lender for the first time, they generally ask some probing questions about your income and assets, as well as your expenses and credit file. They’re not just being nosy; that lender is trying to help figure out just how much home you can qualify for and what programs might be best for your financial picture. Sometimes, these lenders will send you elsewhere because their banks or partner lending institutions simply can’t help you, but in a lot of cases they’ll produce something called a pre-qualification letter.
Pre-qualification
Pre-qualification goes largely by your word about your income and expenses, and is not a promise to lend. It’s simply a hypothetical among a list of hypotheticals. If you do in fact make this much money, your credit is as assumed, the house you choose lines up with these guidelines, and rates don’t change dramatically, you should be able to buy this much house. You can see how that would be a bit dodgy for a seller to hang all their hopes on.
Pre-approval
A pre-approval, on the other hand, shows that you’ve gone through the additional steps to reach the highest level of mortgage approval you can get without actually having a house secured (the house you choose also figures into the final approval, but just how it figures depends on the loan program). For a pre-approval, you’ll need to provide income documents, permission for the lender to pull a full credit report, and details on any assets or liabilities you hold that aren’t included in your credit file.
A pre-approval requires more review
A pre-approval isn’t instant; it requires more review, and you’ll need to choose a lending program to be approved for. However, doing all this extra work shows potential sellers that you’re already putting in a lot of effort to ensure you can actually close when the day comes, and that you’re eager to move the process along as quickly as possible. You may have noticed that in recent years, cities in North Texas have ranked on Money magazine’s annual list of “The Best Places to Live in America.”
It was recently announced that for 2018, Frisco, TX ranked Number one on “The Best Places to Live in America!” This is no surprise based on the residential and commercial growth Frisco has been experiencing over the last several years.
Some of the Growth has been brought on by The Star in Frisco, Home of The Dallas Cowboys’ Headquarters and State of The Art Training Facility! The Stars is also a great place to shop, dine, and enjoy the Dallas Cowboys-themed campus. The Star offers more than twenty restaurants, shops and specialty services, to include the Dallas Cowboys’ Fan Shop.

Money magazine also stated that Frisco’s public school system contributed to Frisco’s Number One placing on the list.
These rankings were confined to cities with a population of 50,000 or more residents. Money magazine also excluded cities that had more than double the national crime risk, less than 85 percent of its state’s median household income, or a lack of ethnic diversity.
According to Money magazine, the greatest weight was put on economic health, public school performance and local amenities. Housing, cost of living and diversity were also considered.

Headquarters for seven professional sports teams and four pro-sports venues: Dr Pepper Ballpark, Dr Pepper Arena, Toyota Stadium and The Ford Center at The Star in Frisco.
Frisco is home to the Texas Sculpture Garden, the largest private collection of contemporary outdoor sculpture in the country with works of art by James Surls, Frances Bagley and Isaac Smith.
Frisco, TX has three public golf courses, The Golf Club at Frisco Lakes, Plantation Golf Course and The Trails of Frisco Golf Club.
Home of the Frisco Discovery Center, National Videogame Museum, Museum of the American Railroad and Sci-Tech Discovery Center.

<a href="https://www.eataly.com/us_en/" target="_blank">Eataly Dallas</a>, the authentic Italian marketplace, made its Texas debut at NorthPark Center in Dallas on December 9, 2020.
Eataly Dallas features 10,000 local and Italian products, three restaurants and a cooking school, which will start off virtually due to COVID.
