The Celina TX housing market was very hot over the last couple of years, however, recent real estate market trends indicate the market is cooling down, but contrary to what you are hearing from people who spend a lot of time watching the news and reading headlines, as opposed to the actual articles, it is not a buyers’ market in Celina.

It is true that real estate sales have declined in the DFW area, and the housing inventory has increased for August on a year-over-year basis. Also, it is worth pointing out that homes sales are actually up in outlying areas, especially the northern DFW suburbs, such as Celina,  Anna, Melissa, Van Alstyne, and McKinney. But in most of the DFW area, home sales are down. However, even as sales and dollar volume are off, price appreciation continues at this point in time.

Celina August 2020-2022 Housing Inventory

This is important, as it puts to rest one of the big misconceptions that the media has helped to create—overall, home prices in the DFW area are not dropping, yet It all depends on what you use as benchmark. The rate of increase is clearly slowing from what we experienced at the same period in 2021, or even earlier in 2022. 

But prices are still going up

Home prices—or more to the point, home values—are not dropping. You will still pay more for a home than you did last year, and certainly more than you did in 2019, the last year before the pandemic. Just as an example, August MSP for DFW overall is around 16% higher than it was in 2022, and almost 48% higher than 2019. And although we hear that many sellers are dropping list prices, the MLS data shows that in most of our area and at most price points, homes are selling for 100% of list, if not more. Nobody is selling at a loss; they just aren’t getting the kind of ridiculously high profits that some of them were seeing in 2021 and early 2022.
